Iron Rock — Capital positioning & AI workflow for business-purpose debt
IRON ROCK · CAPITAL POSITIONING & AI WORKFLOW · FOUNDED 2026

We get the deal capital-ready
and we know who funds it.

Iron Rock positions sponsors and their projects for the private capital that closes them — built on twelve years inside lending and an AI workflow that gets the package right the first time. Business-purpose investor debt only — never equity, never consumer loans, every point and fee disclosed. When your deal reaches a lender’s desk, we make sure it’s the one that gets the yes.

THE THESIS

A strong deal that’s poorly positioned gets passed on.
Capital doesn’t move on quality alone — it moves on how the package, the sponsor, and the timing line up.
We make all three hold up under the diligence they’re about to get. The AI is how we do it in days instead of weeks.

The work

Two practices. One discipline.

01 / CAPITAL POSITIONING

We position the deal for the capital that funds it.

Iron Rock prepares sponsors and their projects to meet private capital on the terms capital expects. We pressure-test the package the way a credit officer will, tighten what’s soft, and navigate the deal toward relationships built over twelve years inside private lending — relationships that pick up the phone.

  • Sponsor and project packaging to institutional diligence standard
  • Capital-stack and exit narrative stress-tested before it reaches a desk
  • Warm navigation into a network of private lenders, brokers, and capital sources
  • Submission discipline that compresses the round-trip on every side

Business-purpose investor debt only — no owner-occupied, consumer, or personal-use loans. All points, fees, and compensation are disclosed on every transaction. Iron Rock does not deal in securities or raise investor equity. Sponsors own their deals; lenders run their own credit decisions.

02 / AI & OPERATIONAL SYSTEMS

The engine that makes it faster.

First, it’s the engine on your deal — the reason your package is tight and the diligence answers come back in days, not weeks. Beyond that, we design, build, and ship production AI into the daily operations of lenders, investors, and the banks behind them. Not pilots. Not slide decks. Systems your team still runs after we leave.

  • Underwriting and diligence acceleration for lenders
  • Document processing, term sheet generation, and submission package automation
  • Borrower communication and pipeline management systems
  • Internal AI tooling for operations, marketing, and reporting
  • Bank-side credit workflow and risk review automation

The engine underneath

Three workflows. Built around real operators.

We don’t build AI in the abstract. The same systems that pressure-test the deals you send us are the ones we build into operators’ shops. Below: the work the AI compresses, in the verticals we work in most.

REAL ESTATE INVESTORS

Deal screening and preliminary underwriting.

AI systems that process offering memorandums, rent rolls, and T-12s — pulling out cap rate sensitivity, operating expense anomalies, and debt stack assumptions — and produce a preliminary underwriting read your team can use to decide whether to dig deeper. A deal that took an analyst four hours takes the AI minutes. The analyst spends those four hours on the deals that matter.

PRIVATE LENDERS & BROKERS

Loan intake, credit-box screening, and draw management.

Before building AI into private lending, Alex closed 630 loans personally as a loan officer and then led the operational architecture of a private debt firm through 2025. The AI we build for lenders and brokers comes from that exact seat. It qualifies incoming deals against your specific credit box before a human opens the file, pulls the critical data from submitted packages, and manages the construction draw process with automated inspection-report verification. The lender reviews decisions rather than chasing documents.

PROFESSIONAL SERVICES & PE DILIGENCE

Data-room review and preliminary quality-of-earnings.

AI that processes data rooms for PE diligence or sell-side preparation — reading historical financials, flagging revenue concentration risk, margin trend anomalies, and working-capital normalizations — and producing preliminary partner-ready observations in a fraction of the associate hours.

How engagements run

Four phases. Six to twelve weeks. You own everything we build.

01 · SCOPE

Scoping session & engagement design

We map your current workflow, identify the highest-leverage points for AI insertion, and write a scope of work. Fixed fee. No surprises.

System design & production build

We design the architecture, build the systems, and integrate them with your existing tools (CRM, document management, communication stack).

Weeks 1 — 8 · Working sessions weekly
03 · SHIP

Deployment & team training

Systems go live in your operation. We train your team, document the workflows, and run the first deals through the new systems alongside you.

Weeks 8 — 10 · On-site or remote

Founder

Every build outlasted the construction. Every system still runs.

Alex Buriak's first institutional build opened at the University of Pittsburgh in 2008. He proposed it, modeled it, and walked it through accreditation as an undergraduate. The Physician Assistant Program is still operating today, eighteen years later — through three university administrations, two recessions, and a pandemic. That's the pattern. The build outlasts the builder.

The diagnostic instinct that produced that first build came from years of high-consequence pattern recognition. He trained as a critical care paramedic and served on American Heart Association research that contributed to the national CPR guidelines. He earned his Doctor of Chiropractic Medicine while serving simultaneously as Student Body President and Student Class President, graduating with the Joseph Janse Outstanding Graduate Award. The through-line never changed: see the gap before others do, build the bridge, refuse to wait for permission.

He moved into private lending in November 2014 on a specific thesis about capital: in any gold rush, the people who provision the expedition get paid either way. As a loan officer at Jet Lending from 2014 through 2019, he personally closed 630 loans — a production rate well above the industry norm. He returned as Senior Vice President in late 2019 and led operational architecture through 2025: the CRM, the sales process, the digital playbooks, the team training. All of it is still operating today. Eight articles and a book chapter in the industry’s own publications followed. The relationships aren’t a pitch — they’re a paper trail.

In 2025 he joined the development team behind CoreBrain and JT1 AI as Senior Managing Partner at AI Agency Group — deployed in seventy-two countries with one hundred and two global partners — and opened Iron Rock Consulting to deploy that infrastructure into the industries he knows from the inside.

“Every build outlasted the construction. Every system still runs. The point was never the diagnosis. The point was always what we built next.”

The first conversation

Schedule a
scoping session.

Tell me what’s stuck. I’ll tell you what fixes it.

Thirty minutes. Alex takes every first session personally. If we’re not a fit, we’ll tell you on the call. If we are, the next step is a deeper scoping conversation and a written scope of work.

Have a specific deal?

Send the situation, not the package.

It probably sounds like every “we’ll get you funded” pitch you’ve already been burned by. So tell us where the deal is stuck — not the whole package — and we’ll tell you straight whether we can move it. We don’t take every deal. If it isn’t fundable, you’ll hear that from us before you burn a cycle on it. Iron Rock reviews every intake personally and responds within 2 business days.

Business-purpose investor debt only — no owner-occupied or consumer loans. All points, fees, and compensation are disclosed on every transaction. Iron Rock does not deal in securities or raise investor equity. We review deals to determine whether our positioning and AI workflow is a fit.
