AI implementation
and capital workflow service
for the operators that move real money.

Iron Rock builds AI into the operations of private lenders, real estate investors, and the banks that diligence their deals. We use relationships and AI tooling to compress the workflow on both sides of the transaction — without acting as a broker or advisor on the deal itself.

THE THESIS

Most AI implementations solve nothing.
They sit next to the work instead of inside it.
We build AI that operators actually run — on the deals you’re actually closing this week.

The work

Two practices. One discipline.

01 / AI IMPLEMENTATION

AI built into the work, not next to it.

We design, build, and ship production AI systems into the daily operations of private lenders, real estate investors, and the banks behind them. Not pilots. Not slide decks. Working systems your team uses on real deals.

  • Underwriting and diligence acceleration for lenders
  • Document processing, term sheet generation, and submission package automation
  • Borrower communication and pipeline management systems
  • Internal AI tooling for operations, marketing, and reporting
  • Bank-side credit workflow and risk review automation

02 / CAPITAL WORKFLOW SERVICE

Faster diligence. Cleaner submissions.

Iron Rock services the workflow between sponsors, brokers, and lenders in business-purpose real estate debt. Twelve years of relationships across private lending and AI tooling that compresses the work on every side of a deal — from origination through close.

  • Sponsor-side: cleaner submission packages, faster lender response
  • Lender-side: faster diligence intake, cleaner deal flow
  • Broker-side: workflow tooling that follows deals from intake to close
  • Document processing and standardization across counterparties
  • Network access through twelve years of private lending relationships

Business-purpose investor lending only. Iron Rock does not service consumer credit, owner-occupied residential mortgages, or personal-use financing. We do not arrange financing, hold capital, take custody of funds, or engage in securities. Counterparties run their own credit decisions.

What the AI actually does

Three workflows. Built around real operators.

We don’t build AI in the abstract. Every implementation starts with a workflow you are already paying people to run. Below: the work the AI compresses, in the verticals we build for most often.

REAL ESTATE INVESTORS

Deal screening and preliminary underwriting.

AI systems that process offering memorandums, rent rolls, and T-12s — pulling out cap rate sensitivity, operating expense anomalies, and debt stack assumptions — and produce a preliminary underwriting read your team can use to decide whether to dig deeper. A deal that took an analyst four hours takes the AI minutes. The analyst spends those four hours on the deals that matter.

PRIVATE LENDERS & BROKERS

Loan intake, credit-box screening, and draw management.

Before building AI into private lending, Alex closed 630 loans personally as a loan officer and then led the operational architecture of a private debt firm through 2025. The AI we build for lenders and brokers comes from that exact seat. It qualifies incoming deals against your specific credit box before a human opens the file, pulls the critical data from submitted packages, and manages the construction draw process with automated inspection-report verification. The lender reviews decisions rather than chasing documents.

PROFESSIONAL SERVICES & PE DILIGENCE

Data-room review and preliminary quality-of-earnings.

AI that processes data rooms for PE diligence or sell-side preparation — reading historical financials, flagging revenue concentration risk, margin trend anomalies, and working-capital normalizations — and producing preliminary partner-ready observations in a fraction of the associate hours.

How engagements run

Four phases. Six to twelve weeks. You own everything we build.

01 · SCOPE

Scoping session & engagement design

We map your current workflow, identify the highest-leverage points for AI insertion, and write a scope of work. Fixed fee. No surprises.

Week 0 · 1 — 2 calls
02 · BUILD

System design & production build

We design the architecture, build the systems, and integrate them with your existing tools (CRM, document management, communication stack).

Weeks 1 — 8 · Working sessions weekly
03 · SHIP

Deployment & team training

Systems go live in your operation. We train your team, document the workflows, and run the first deals through the new systems alongside you.

Weeks 8 — 10 · On-site or remote
04 · OWN

Handoff & ongoing access

You own the systems, the code, and the documentation. We remain available for refinements, additions, and Phase 2 conversations.

Week 12 onward · Quarterly check-ins available
Founder

Every build outlasted the construction. Every system still runs.

Alex Buriak's first institutional build opened at the University of Pittsburgh in 2008. He proposed it, modeled it, and walked it through accreditation as an undergraduate. The Physician Assistant Program is still operating today, eighteen years later — through three university administrations, two recessions, and a pandemic. That's the pattern. The build outlasts the builder.

The diagnostic instinct that produced that first build came from years of high-consequence pattern recognition. He trained as a critical care paramedic and served on American Heart Association research that contributed to the national CPR guidelines. He earned his Doctor of Chiropractic Medicine while serving simultaneously as Student Body President and Student Class President, graduating with the Joseph Janse Outstanding Graduate Award. In clinical practice, he identified the signature of an undiagnosed cancer from a patient's file, read the scans himself, and called MD Anderson Cancer Center directly — advocating until an attending physician agreed to see his patient the same day. MD Anderson subsequently invited him onto their tumor boards.

He moved into private lending in November 2014 on a specific thesis about capital: in any gold rush, the people who provision the expedition get paid either way. As a loan officer at Jet Lending from 2014 through 2019, he personally closed 630 loans — a production rate well above the industry norm. He returned as Senior Vice President in late 2019 and led operational architecture through 2025: the CRM, the sales process, the digital playbooks, the team training. All of it is still operating today.

In 2025 he joined the development team behind CoreBrain and JT1 AI as Senior Managing Partner at AI Agency Group — deployed in seventy-two countries with one hundred and two global partners — and opened Iron Rock Consulting to deploy that infrastructure into the industries he knows from the inside.

“Every build outlasted the construction. Every system still runs. The point was never the diagnosis. The point was always what we built next.”
