Five things. That's the file.
You don't need a polished package to get a read. You need the facts a lender decides on:
- The property. Address or market, asset type, condition.
- The numbers. Purchase price, budget if there's work, value as-is and after.
- The ask. How much, and what it's for.
- The exit. Sell, refinance, or hold, and roughly when.
- The timeline. Any dates already on the clock.
Closing date pressure? Put the date in the first line of the description. Deals with a clock get read in the order the clock demands.
- Fit or no-fit, stated in the first line
- The reasons, in writing
- Which product the file routes to
- What's missing before a lender will move
- If it's a no: what would have to change

The description field carries the five items. Attach nothing yet; documents come later, if the fit is there.
